South Florida real estate market shows strong momentum

The real estate market stretching from Stuart and Palm City down to Jupiter and the Palm Beaches is experiencing a surge of activity, reflecting both resilience and growing confidence among buyers and sellers alike. Recent data from the Multiple Listing Service highlights the strength of current conditions, with steady price appreciation and continued demand shaping the landscape across Martin and northern Palm Beach counties.

Over the past year, median home prices in these areas have increased approximately 6 to 9 percent, signaling a healthy and competitive market. In Jupiter, the median home price is now hovering around $725,000, while Palm City is seeing median values near $575,000. These figures underscore the desirability of South Florida communities, where lifestyle, location and long-term investment potential continue to attract a wide range of buyers.

Homes that are priced correctly are moving quickly, often going under contract within 28 to 42 days. This pace reflects strong buyer interest and a sense of urgency among those looking to secure property in these sought-after areas. Inventory levels remain relatively tight, with approximately 2.5 to 3.5 months of supply available. This is well below the 5 to 6 months typically considered a balanced market, giving sellers a distinct advantage while still offering opportunities for prepared and motivated buyers.

The consistent rise in median home prices across many communities highlights sustained demand and confidence in the market. Buyers are recognizing the long-term value of owning property in South Florida, where quality of life, climate and amenities continue to drive interest. Waterfront properties, golf communities and gated neighborhoods remain especially appealing, offering both luxury and lifestyle benefits that are difficult to replicate elsewhere.

Out-of-state and international buyers continue to play a significant role in the market’s strength. Florida’s favorable tax environment, combined with its year-round sunshine and diverse recreational opportunities, makes it an attractive destination for those relocating or investing. Many buyers are seeking not only a home but also a lifestyle, and the Treasure Coast and Palm Beaches deliver on both fronts.

From a professional perspective, the current market conditions are translating into tangible results. My daughter Sarah and I have recently experienced multiple successful transactions that reflect the broader trends we are seeing. For example, a property in Snug Harbor sold within just one week, demonstrating the power of strategic pricing and strong demand. Similarly, a Palm City home went under contract in only nine days after implementing targeted marketing and positioning it effectively in the market.
