After more than 35 years in real estate, I’ve learned that timing the market is not about guesswork it’s about recognizing opportunity. Based on long-standing market patterns and current buyer activity, the prime window to sell a home is mid-March through late-April or early May. And this year, that window is proving to be especially powerful across the Palm Beaches and the Treasure Coast.
This insight comes from both historical trends and what we are experiencing in real time. Buyer demand is peaking as families prepare for summer moves and relocation buyers from states like New York, New Jersey, and California actively enter our market. At the same time, inventory remains limited, creating a strong advantage for sellers who position their homes correctly.
The energy in our office today reflects this shift. We are negotiating contracts daily. Many of our current sellers came to us after previously being on the market with other agents and not selling. What’s remarkable is that in several of these cases, not only are the homes now selling but they are selling at higher prices than before.
In fact, due to low inventory and increased demand, I have strategically raised prices on certain properties and will soon be writing contracts. This is a direct result of proper timing, pricing, and presentation.
While national headlines may suggest a more cautious market, real estate is local. Here in the Palm Beaches and the Treasure Coast, we are experiencing a different dynamic: one driven by lifestyle, migration, and long-term desirability.
This is one of the best places in the country to live, work, or retire. With beautiful weather, pristine beaches, and outdoor activities such as golf, boating, tennis, and pickleball, our region continues to attract buyers seeking both quality of life and lasting value.
I believe we are entering what could be an explosive year for our local market. Demand is strong, and homes that are priced and marketed effectively from day one are achieving successful results.
The takeaway is simple: the opportunity is now. Sellers who act within this prime window are putting themselves in the strongest possible position to maximize value and success.
Because in real estate, timing matters and right now, the timing is exceptional.
