In today’s evolving real estate landscape, the most compelling narrative along Florida’s Treasure Coast is unfolding quietly yet decisively. Beyond the broader national discourse on interest rates and inventory, a refined migration is taking shape discerning buyers from Palm Beach County and South Florida are increasingly drawn to the understated elegance and lifestyle offerings of Stuart, Palm City, Jensen Beach, and Hobe Sound. Recent Florida Realtors data reflects this momentum, with Martin County experiencing consistent population growth exceeding 2% annually, and nearly 30% of recent homebuyers originating from Palm Beach and Broward Counties.

As I entered 2026, I made a personal commitment to myself, my family, our team, and our clients. After more than 35 years serving the Treasure Coast and Palm Beaches, I decided I was either going big or going home. There was no middle ground.

As the leader of The Pat Stracuzzi Team and RE/MAX Select Group on Ocean Blvd, I committed to becoming the best marketer I have ever been. That meant expanding our reach through social media, working with influencers, increasing international exposure, direct mail, high end magazines, strengthening print and digital advertising, and focusing heavily on the markets where buyers are leaving high-tax and high-density states in search of a better quality of life. In fact, U-Haul migration reports and IRS data continue to rank Florida among the top inbound states, with thousands of households relocating annually from New York, New Jersey, and California.

At the same time, we increased our marketing throughout Florida, particularly in Palm Beach County, where many residents are discovering they can enjoy larger homes, more privacy, lower density, and exceptional value just a short drive north. Median home prices in Palm Beach County now exceed $600,000, while comparable properties in Martin County often range 15–25% lower, offering significant value for buyers willing to move just 30 to 45 minutes north.

The results have been remarkable.

Every day our team is negotiating contracts, showing properties, and helping families make life changing moves. While some people are waiting for the “perfect” market, buyers and sellers who are making decisions today are finding tremendous opportunities. Recent MLS data shows that well priced homes in Martin County are averaging less than 45 days on market, with many receiving multiple offers within the first two weeks.

What many local residents may not fully appreciate is just how attractive the Treasure Coast has become. Communities such as Stuart, Palm City, Jensen Beach, and Hobe Sound offer a lifestyle that many buyers simply cannot find elsewhere. Beautiful waterways, golf communities, boating, fishing, beaches, parks, and a strong sense of community continue to attract people seeking a better way of life.

Many buyers arriving from Palm Beach County are surprised by what they can purchase here compared to markets farther south. Larger homes, waterfront opportunities, golf course communities, acreage properties, and charming neighborhoods often represent significant value while still providing easy access to Palm Beach and major transportation corridors. For example, waterfront homes in Martin County can still be found in the $800,000 to $1.5 million range, while similar properties in Palm Beach County often exceed $2 million.

Despite what some headlines may suggest, our local market remains active. Properly priced homes continue to generate strong interest, quality listings are receiving showings quickly, and motivated buyers are making offers. In many cases we are seeing properties sell in days rather than months, often near asking price, with list-to-sale price ratios consistently hovering around 96–98%.
